Rent roll

A rent roll is a list of every unit in a rental property with its tenant, rent, lease dates, deposit and any balance owed. Buyers and lenders use it to check a property’s income, and owners use it to track who owes what.

Example

A fourplex rent roll shows three leased units at $1,200, $1,250 and $1,250 and one vacant unit listed at $1,300. Collected rent is $3,700 a month against $5,000 scheduled, or 74% economic occupancy. With a lease-end column added, it also shows that two leases end in the same month, a vacancy risk worth spreading out at renewal time.

Seller shall deliver a certified rent roll, current to within ten days of closing, listing each unit, tenant, monthly rent, lease expiration date, security deposit held and any amount past due.

Good to know

A rent roll is only what the owner says is billed. Buyers should match it against the signed leases and the bank deposits, and check that every deposit on the list will transfer at closing, since the new owner usually becomes responsible for returning them.
