Hawaii notice to vacate rules

In Hawaii, a landlord must give 45 days’ notice to end a month-to-month tenancy, and a tenant must give 28 days’ notice. For unpaid rent, the notice period is 10 days.

Landlord ends month-to-month: 45 days
Tenant ends month-to-month: 28 days
Week-to-week: 10 days
Unpaid rent: 10 days
Lease violation: 10 days

Unpaid rent: Since February 5, 2026, a 10-calendar-day notice that is also sent to a state-funded mediation center (scheduled to revert to 5 business days on February 4, 2028).
Lease violations: At least 10 days to remedy a rule violation; no cure period when the breach causes or threatens damage to a person.
