- Written demand giving at least 5 days to pay; only full payment of the demanded rent cures unless the landlord agrees in writing to accept partial payment.

- 10-day notice to quit for a lease default; the statute does not require an opportunity to cure. The tenant’s 30-day month-to-month notice comes from common practice as described by the state bar, not statute.
