- Once rent is 15 days in arrears, the landlord mails a demand notice giving 5 days to pay; the eviction may be filed no earlier than the 6th day after mailing.

- Written demand giving 20 days to remedy, with termination no sooner than 21 days after mailing; a repeat of the same breach within 6 months allows termination on 20 days’ notice with no cure.
