Colorado late fee law

Colorado landlords must wait 7 days after rent is due before charging a late fee, and the fee can’t be more than the greater of $50 or 5% of the past-due rent.

Limits on the fee
Only one fee per late payment within the cap; a tenant cannot be evicted for unpaid late fees. Violations carry a $50 penalty per violation, and up to $1,000 per violation if the landlord fails to cure within 7 days.
