- 10-day written demand to pay or vacate (5 days for exempt residential agreements, 3 days for employer-provided housing). Late fees are not rent for this purpose.
- Lease violations
- 10 days to comply with a material lease term or vacate; a repeat violation after notice allows termination on 10 days’ notice. The 21-day landlord notice applies only to exempt housing or tenants of under 12 months; other tenants can be evicted only for cause or a listed no-fault reason (e.g., 90 days’ notice for demolition or major renovation) under § 38-12-1303.
