District of Columbia rent increase notice

District of Columbia landlords must give at least 60 days’ notice before raising the rent on a month-to-month tenancy. The District of Columbia also limits how much the rent can go up each year for many units.

A rent increase takes effect only on the first rent due date more than 60 calendar days after notice, and no increase is allowed during a written lease term.

District-wide rent stabilization under the Rental Housing Act covers many older units: increases for occupied units are limited to CPI-W plus 2%, capped at 10%, no more than once every 12 months, with lower limits for elderly tenants and tenants with disabilities.
