Tennessee late fee law

Tennessee landlords must wait 5 days after rent is due before charging a late fee, and the fee can’t be more than 10% of the amount of rent past due.

Grace period: Five-day grace period counting the due date; if the fifth day is a Sunday or legal holiday, no fee if rent is paid the next business day.
