Utah security deposit law

Utah landlords have 30 days to return a security deposit after you move out. State law sets no limit on the amount.

The deadline
No later than 30 days after the renter vacates and returns possession, with a written itemization of deductions, sent to the last known address or electronically.
Interest
State law doesn’t require interest on the deposit.
Deductions
The landlord must give you an itemized list of anything kept from the deposit.
If it isn’t returned
If the owner still fails to comply after the renter serves the statutory 5-business-day notice, the renter recovers the full deposit plus a $100 civil penalty; attorney fees go to the prevailing party on a finding of bad faith.
