Washington notice to vacate rules

In Washington, a landlord must give 60 days’ notice to end a month-to-month tenancy, and a tenant must give 20 days’ notice. For unpaid rent, the notice period is 14 days.

Landlord ends month-to-month: 60 days
Tenant ends month-to-month: 20 days
Week-to-week: 20 days
Unpaid rent: 14 days
Lease violation: 10 days

Unpaid rent: 14-day notice to pay or vacate.
Lease violations: 10-day notice to comply or vacate. Washington requires a listed cause to end a tenancy; notice runs 60 days for most causes, 90 for owner or family move-in or sale, and 120 for demolition or major renovation (RCW 59.18.650). Tenants give 20 days’ notice before the end of a rental period (any period length).
