Washington landlords must give at least 90 days’ notice before raising the rent on a month-to-month tenancy. Washington also limits how much the rent can go up each year for many units.

2025 HB 1217 caps increases at 7% + CPI or 10%, whichever is lower, per 12 months (9.683% for 2026; 10% for 2027), through July 1, 2040. Exempt: units with a first certificate of occupancy 12 or fewer years old, certain nonprofit, public, and tax-credit housing, and some owner-occupied rentals.
