A 12-month lease ending July 31, 2026 renews for another 12 months unless either side gives written notice by June 1, 60 days before the end. A tenant who gives notice on June 10 may be held to a lease running through July 31, 2027, unless state law limits the clause or the landlord agrees to let them go. Putting the deadline in a calendar the day the lease is signed avoids the problem.

Several states limit these clauses: in New York and Wisconsin, for example, the landlord must remind the tenant of the clause shortly before the notice deadline, or it cannot be enforced against the tenant.
