Lease renewal

A lease renewal continues a tenancy for a new term after the current lease ends, by signing a new lease or a renewal addendum, or through an automatic renewal clause. Rent and terms can change at renewal, within any notice and rent-control rules that apply.

Example

A 12-month lease ends August 31, 2026 at $1,500 a month. On June 15 the landlord offers a 12-month renewal at $1,575, a 5% increase, with a reply-by date of July 15. If the tenant does not sign, the lease says what happens next: it may turn into a month-to-month tenancy at the new rent, or the tenant must move out on August 31.

Landlord shall offer any renewal in writing at least 60 days before the end of the term. If neither party gives notice of non-renewal at least 30 days before the end of the term, this Lease continues month to month on the same terms.

By state

Some states and cities require renewal offers, or a legal reason not to renew, especially in rent-regulated housing, and the notice rules for a rent increase still apply at renewal.
