The rule
- Landlord ends month-to-month
- 3 days
- Tenant ends month-to-month
- No fixed period
- Week-to-week
- 3 days
- Unpaid rent
- 3 days
- Lease violation
- 15 days
- Unpaid rent
- Rent must first be 9 days late (4 days for weekly tenancies); the landlord then serves a notice to quit at least 3 days before the quit date. Connecticut has no separate 30-day rule: a landlord ends a month-to-month tenancy with a notice to quit served at least 3 days before the date the tenant must leave, timed to the end of the rental month (Conn. Gen. Stat. § 47a-23). No statute sets a tenant’s notice period.
- Lease violations
- 15 days to remedy a material noncompliance; a repeat within 6 months, or a serious nuisance, allows a 3-day notice to quit.
