The rule

Grace period

Reasonable flat fee once per period; or a daily fee of up to 6% of a reasonable flat fee; or 5% of periodic rent per 5-day period late

Grace period

No late charge unless rent is unpaid by the end of the 4th day of the rental period (fee may be imposed on the 5th day), and only if a written rental agreement specifies it.

Limits on the fee

Nonpayment of a late charge alone is not grounds for a nonpayment termination notice.
